<p>There had been debates about whether commercial or residential real estate is more advantageous than the other. But first, let us define the two terms. Commercial real estate targets business-based settings. It becomes a market area where buyers consider whether the realty is proper place for the flow of business. It could also be a storage place, factory, and etc. Residential realty targets normal citizens who are looking for a place to reside or stay in permanently.</p>
<p>Lately, commercial real estate had been more prominent than residential because of the continued flow of cash from the owners. Unlike those aiming for residential realty, commercial buyers are more capable of buying real estate.<br />
In the past, residential realty had been popular but now, agents prefer the latter.</p>

<p>LOS ANGELES &#8211; While conventional wisdom might question the job prospects for graduate students entering the real estate field next spring, opportunities abound for those with the creative thinking and skillful analysis needed to make a deal work in a challenging market, according to Stan Ross, chairman of the board of the University of Southern California Lusk Center for Real Estate.</p>
<p><span id="more-8"></span>Lecturing to students in the Master of Real Estate Development (MRED) program at USC, Ross advised them to seek out companies that need help adjusting their business plans, modifying their debt strategies, enhancing cash flows and reducing loan portfolios laden with, or impacted by, subprime debt. &#8220;Companies will do more downside analysis and the whole due diligence area expands tremendously during a down cycle with more demand for marketing, leasing, finance and accounting skills,&#8221; he explained, adding that he has seen 10 real estate cycles in the past 40 years. &#8220;Many of the big real estate firms were formed during down cycles including Colony Capital, Carlyle, Whitehall and JR Roberts? they were not afraid to seize an opportunity.&#8221;</p>

<p>LAS VEGAS – While the housing market suffers through one of the worst downturns in decades, the commercial property sector is thriving in many markets.</p>
<p>But economists see some signs of moderation in the commercial property business. And a slowdown in the U.S. economy could put the brakes on commercial building.</p>
<p>&#8220;Commercial typically follows the national economy,&#8221; said Lawrence Yun, chief economist of the National Association of Realtors, at the industry&#8217;s conference this week in Las Vegas.</p>
<p><span id="more-11"></span>To fill office buildings and warehouses, the economy needs to be strong.</p>
<p>That&#8217;s certainly been the case in North Texas and other U.S. markets.</p>
<p>Dallas-Fort Worth leads the country in job creation, and office and warehouse construction are booming.</p>
<p>Residential sales, however, have dipped in the last year.</p>
<p>&#8220;There are clearly different factors that drive residential and commercial,&#8221; Mr. Yun said. &#8220;When the residential market took off, the commercial market was in a slump.&#8221;</p>
<p>Now the tables are turned.</p>
<p>But Mr. Yun said leading indicators for the commercial property market are cooling as the U.S. economy loses steam.</p>
<p>&#8220;The economy is expanding, but not as strongly as before,&#8221; he said. &#8220;Some economists are actually forecasting for economic recession.&#8221;</p>
<p>Traditionally when that happens, demand for commercial property slows. </p>

<p>During the past five years, Spain’s <a href="http://realestatedailytrends.com">real estate market</a> has undergone an unprecedented boom that, nevertheless, has begun to take a toll on companies in that sector. The anticipated slowdown of business at home has begun, and it promises to go further. That is why many business people from Spain have decided to cross the Atlantic and try to repeat on the other side of the ocean the successes and high profits they enjoyed at home.</p>
<p><span id="more-12"></span>Fadesa, Grupo San José, OHL, Grupo Mall, Lar, Sotogrande, Salvago and Anida (the real estate arm of BBVA bank) are the vanguard of this trend, Spanish companies that have laid the cornerstones for their operations in Latin America. Many other companies will arrive, as was revealed at the latest SIMA, the most important real estate conference in Spain, which took place in Madrid in May. Fully 17% of the properties marketed at SIMA were from outside Spain. Most of those were in Latin America. Spanish companies are now the second largest investors in that region.</p>
<p>Are we dealing with a new real estate boom? “The boom is in its early stages. It seems that the warming up process will be a gradual one, and it will depend on how long-term demand reacts to it,” notes Miguel Hernández, director of the advanced program for real estate management at the Instituto de Empresa business school. In his view, “Spanish developers are investing in Latin America for three reasons: The exhaustion of the Spanish real estate market; the enormous liquidity that has been generated in recent years; and the Latin American region’s economic stability and demographic potential.”</p>
