Care for a walk?

1.bmp

Due to the price of the gasoline, which experts forecasted to hike up more this coming months, a lot of people have been doing some cut-offs in their budget just to make ends meet. Some of them even let go of their cars and start commuting, so that they can cut the budget into half. However, some do it the hard way. Those who live in far-flung suburbs relocate to houses which are nearer institutions and establishments such as schools, markets etc. There is actually a website that helps people locate the nearest (walking distance) establishments to the person’s home. The website features a “walkability score” between 0 and 100 for the establishments that the user keyed in (from the point of origin).

The new hero.

Indeed, brokers and other real estate personnel are getting a bit techie and creative when it comes to promoting their listings and services. Numerous multiple listing services or MLS, exist nowadays and these sites promote the exchange of valuable real estate information among sellers and buyers. The MLS of the Washington D.C. area, that goes by the acronym MRIS (or Metropolitan Regional Information Systems, Inc.), came up with an idea to make their website “alive”—they had a comic character to represent the MRIS. People called the character “Mr. Is” and that character’s becoming the voice of the MRIS in Washington D.C.

Technology gives us options.

During the old times, the lenders do have the control over the borrowers, granting the lenders the power to dictate the terms to the borrowers, and in turn, making the borrowers comply with the said terms of the lenders. There is in fact no balance between the two since the borrowers have no options to choose from. But today’s technology turned the tables upside down. The borrowers now have the power over the internet to choose and compare the terms of the lenders with just a click. Most of the lenders nowadays do have websites and so people can just visit it and pick the best lender that will suit their budget and credit ratings.

Considering the location.

12.jpg

Location is one of the most important factors when choosing a home. Some people commit the mistake of actually only looking at the price tags of the homes that are for sale, however, location in the long run can in fact make the person spend money more or less depending on where the house is situated. Since gasoline prices are hiking up, commuting has become a burden for some. The reason why most far flung houses are cheap is because of location. The longer the person spends commuting to and fro his or her house to his or her desired destination, the lower the value of the house is. You have to weigh the pros and cons when buying houses as “cheap” ones come with a price.

Environment plays a key role.

11.jpg

Before you jump the gun and start canvassing for houses, you must remember that “cheap” is only one factor. There are a lot of things to consider before buying a house, but the most important perhaps is that of the environment. It is true that it is nice to live in a river side, or perhaps the bay view or the near the border of the desert area, but you have to keep in mind the climate of the area where the home is located. The heat of the sun might be a detriment to your supposedly, luxurious living, if your house is near the desert. Constant rains may erode the soil surrounding your home if you live near the river. These things should be considered to prevent future catastrophes.

Buyers beware. (part II)

The third one is for you to know the local market of where your house is situated. This is where the action will be. Institutions such as school and the establishments such as grocery stores, vulcanizing shop and others are important for your home’s market. Yes, you might get hold of a home that is thrice lower than the value of your current home but this does not mean that you are to jump the gun. Make sure of the location first before buying it. Fourth is for you to look at the true value of the property you are willing to buy. If you do not know anything about real estate, you might want to hire a broker or an agent to mediate things.

Buyers beware. (part I)

1.jpg

Due to the economic downfall, a lot of people actually think that this is the right time to buy houses considering its prices in today’s market. A lot of the houses are dirt cheap, making everyone eligible in buying homes (if not for the documentations that needed approval prior to the purchase of a home). But before you start contacting lending companies, there are a lot of things to consider before buying that dream house you saw in an ad. First, you have to ask yourself, “is this the right time to buy a house?” If you go beyond what you can really afford, you might end up being a pauper (and having your house foreclosed too). Second, you have to know all the aspects of home buying. Finding one is just one aspect, knowing the ins and outs of the house you bought is another.
